When making a booking request at Kingsdown Camping, The Avenue, Kingsdown, Kent CT14 8DU you are agreeing to enter into a binding contract with us.
References to ‘us’ and ‘we’ in these Conditions relate to Kingsdown Camping. References to ‘you’ or ‘your’ relate to the person making the booking and all members of that person’s party. When you submit a booking request online, by telephone, by post or in person we will email a booking request confirmation to you and we enter into a contract with you; which is subject to these Booking Conditions.
Kingsdown Camping accepts no liability for loss or damage to possessions and/or personal injury. In making this booking you are accepting full responsibility for yourself, your booking party, your children and you are agreeing to abide by our Terms and Conditions, which can also be viewed in full on our website.
All cars, vehicles, motorbikes, bikes, other vehicles and single axle caravans are parked at their owners risk. Kingsdown Camping accepts no liability for loss or damage to cars, vehicles, motorbikes, bikes, other vehicles and single axle caravans.
General Booking Information
Booking Request Form:

General Booking Information

Booking Amendments
We allow certain amendments to bookings within specific date and time periods. To make an amendment to a booking please email your request to customerservice@kingsdowncamping.co.uk. Amendment requests made by telephone will not be accepted or if they are made by anyone other than the person that made the booking.
You may add extra days, people or ancillary products to your booking, subject to availability, at anytime prior to arrival. The cost of any such additions will be added to the cost of your booking and are subject to our standard payment terms.
If you have booked an ancillary product and do not want it for either part or all of your stay we will refund the cost of the product for the days it is no longer required if the request is made:
a) Via email
b) More than 48hrs before 10:00 am on the date of your booking arrival.
£20 administration fee is charged if you want to change the dates of your stay to dates that do not include the dates originally booked. Please note the following conditions shall also apply:
a) Date change requests must be made via email
b) Your new dates must be within the same calendar year of your original booking
c) Date change requests will only be agreed subject to availability
d) Date change requests are not permitted if they are made less than 48hrs before 10:00 am on the date of your booking arrival.
If you want to amend your booking by either adding to or reducing the number of nights, persons or ancillary products originally booked then the following conditions apply:
a) Your booking cost will be recalculated and if the amount you have paid is less than the recalculated total due then the difference in price is be payable as per our standard payment terms
b) We will not refund or provide credit notes of any amount that has been paid if this amount is more than the recalculated total.
If for any reason some or all the people on a booking are unable to stay then we will allow that person(s) to be replaced by someone else on the condition that:
a) Such an amendment is made via email
b) You provide the name(s) of the person(s) unable to stay
c) You provide the name(s) of the person(s) replacing anyone unable to stay
d) Should any such amendment result in an increase to the total cost due then this will be payable as per our standard payment terms
e) We will not refund or provide credit notes of any amount that has been paid if this amount is more than the recalculated total.
Please note the total number of people per booking for camping and cabin rooms is 6, for the Crew Lodge it is 16
Securing your Booking and Payments:
We confirm your booking request by email in which we set out the total cost of your booking and provide an external payment link to our accepted card payment processor, unless otherwise agreed. The amount you must pay to secure the booking depends on your arrival date in relation to the date you make a booking request submission.
If your arrival date is more than fourteen (14) days from the date you submitted a booking request then you must pay a non-refundable deposit at 50% of the total booking cost by the date specified. You must then pay the remaining balance no less than fourteen (14) days prior to the booking arrival date. This payment will be automatically charged to the card you used to pay your deposit.
If your arrival date is within fourteen (14) days of our email confirmation then you must pay the full booking cost, this also is a non-refundable payment.
We reserve the right to cancel the booking if your payment(s) are not shown as cleared funds in our bank account by 9am the day after the date that your payment is due.
We will only accept payments on arrival if we agree to accept a booking request within 24hrs of your arrival date.
Bookings are unique to the person that makes the booking. We do not allow any payments to be transferred or credited to a different booking or person
Hiring of ancillary products:
The provision of these products, including but not restricted to, electric hook up pitches, field kitchen, fire baskets and seating with tables, is always subject to availability. If you hire these products, then we shall endeavour to supply them to you as requested or offer an alternative if the product(s) are not available either for part of or throughout your stay. In the event that an ancillary product is not available, or an alternative unaccepted by you, then we reserve the right to remove this product from your booking for any day(s) that the product is unavailable and refund the respective cost to you. The decision to do this is entirely at our discretion.
Electric Hook Up (EHU) Pitches:
Our EHU pitches are supplied with a 16amp 3 pin female connection. We do not supply the connection power lead as part of the EHU pitch hire fee. If you want a specific number EHU pitch or area then we can provisionally reserve it for you but we cannot guarantee its availability for your stay. Our staff will confirm what pitch number you have been allocated on arrival. Unless otherwise agreed by us in advance all EHU pitches can only have 1 unit per pitch; a unit is 1 x tent, campervan or caravan and must be set up on the left side of the pitch. If you have more than 1 unit for your booking it must be set up outside the ‘no camping zone’ that is immediately in front of all our EHU pitches.
In addition if there are other families or friends staying when you are here they cannot set up on your EHU pitch or in the ‘no camping zone’. If other families or friends have booked an EHU pitch, then they must set up on the pitch we have allocated to them. If there are multiple bookings as part of a group that want to have EHU’s together then you must advise our staff of this requirement. We will endeavour to allocate adjoining EHU pitches, but we cannot guarantee this.
You will have 2hrs to unload your vehicle to set up; your vehicle must then be parked in the designated parking area for the duration of your stay.
Our Charges have VAT.
Our charges include VAT at the prevailing UK rate. All our camping pitches and accommodation are let for holiday use only and are limited to the time specified in your booking confirmation.
Cancellation:
It is essential that you let us know immediately if you need to cancel your booking. Please telephone the office and then confirm by email within 24 hours. If you cancel your booking the following applies:
If you cancel more than two (2) weeks before your arrival date you will lose any non-refundable deposit payment.
If you cancel less than two (2) weeks before your arrival date you will lose your full payment.
We do not allow payments to be transferred or credited to another booking or person.
In accordance with The Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 SI 2013/3134 you cannot cancel your contract if the services you have ordered are accommodation, or services related to leisure activities (if the contract provides for a specific date or period of performance).
Cancellation Due to Unforeseen Circumstances:
We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your Booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, notifiable diseases, health risks or such similar events (Force Majeure). We strongly recommend that you have adequate holiday insurance in place to cover this.

Coronavirus 2021:
Any bookings made in 2021 for the 2021 season, that are unable to commence due to the enforced closure of the campsite due to new Government rules regarding COVID-19 restrictions, will be offered a credit note for 12 months or refund of any monies paid to us in respect of that booking. Please note we do not offer credits or refunds if you are required to self-isolate and are not able to stay at the campsite on some or all of the dates booked. We therefore strongly recommend that you take out independent holiday insurance to cover yourself in such circumstances.
For bookings involving groups of families and friends, it is contingent upon these groups to observe the current Government guidance on social distancing at the time of their stay. Hesitancy to observe social distancing rules will not be considered sufficient reason to trigger our credit or refund policy for new bookings.
Group Bookings:
Our booking terms and conditions apply to all bookings including any that are part of an organized group including but not restricted to schools, youth organizations, church and special interest groups.
Travel Insurance
We recommend insurance to cover cancellation, loss, damage or injury. As a small business we are not able to act as your insurers and rearrange your stay due to your changes in personal circumstances.
Pets
We regret that pets are not permitted at our campsite. It is your responsibility to be aware of this rule and we will not offer any refund or credit note if your booking is refused or cancelled because you have a pet.
Arrival and Departure
Camping arrivals are welcome from 10am daily, indoor accommodation or camping with an electric hook up (EHU) from 1pm. Departure times for campers is 12pm, indoor accommodation is 10am. Please refer to our website for our office opening hours times as they are seasonally variable.
Please let us know if you expect to arrive late or are delayed. If you do not contact us and you have not arrived by noon on the day following the booking start date, we will treat your booking as having been cancelled by you and you will not be entitled to any refund.
Noise Policy and Behaviour
We aim to operate a quiet, relaxed and laid-back campsite. Playing any amplified music and percussion instruments is restricted. To minimise any noise pollution to our neighbours, fellow campers and for safety concerns we do not allow loud music at any time and no music or disruptive noise after 10pm.
We ask that you please respect fellow campers and our local neighbours. There is a complete LOW NOISE POLICY from 10pm to 8am around the campsite.
We reserve the right to remove any campers who act inappropriately or do not follow our noise guidelines.
Your Safety
Children are free to explore the site, but they remain their parents or guardians responsibility at ALL times.
We will not be held responsible or liable for any accident, loss or damage whatsoever to persons, vehicles, tents, accessories or contents during your stay with us.
Our campsite and landscape include some steep slopes, rough terrain, trees, brambles and other natural hazards. Depending on the weather, conditions can be cold, wet, slippery or hot, dry and brittle.
We trust that you appreciate we take no responsibility for the weather conditions at the time of your stay. We recommend that you come prepared with suitable equipment, clothing and footwear. We do not offer weather related refunds in part or in full so come prepared.
We reserve the right to close the campsite in extreme or dangerous weather conditions. The decision to do this is entirely at our discretion.
The use of gas cookers, gas heaters or naked flames is not allowed at any time within your own tents. This is due to the risk of fire and carbon monoxide poisoning.
Drones, Fireworks, Chinese lanterns, weapons, and dangerous materials or substances are not permitted.
In making a booking at Kingsdown Camping you are acknowledging that you are aware of potential risks, hazards and dangers of entering and staying at this campsite.
Vehicle Access and Parking
You are allowed one (1) vehicle per booking. Extra vehicles are allowed subject to payment. We allow vehicles on to the camping field for a maximum of two (2) hours to unload. The principal vehicle listed on your booking is allowed to remain on the camping field, all other vehicles on your booking must return to the designated parking area. These vehicles will only be allowed access to the camping field again on the day of your departure.
We do not allow commercial or sign written vehicles access to the camping field unless by prior agreement.
Our parking area(s) are located away from the campsite pitches.
Day visitor vehicles are not allowed access onto the camping field and must park in the designated car park area.
All vehicles, motorbikes, bikes or caravans are parked at owner risk. We accept no liability for loss or damage to vehicles, motorbikes, bikes or caravans.
Cleaning Policy
We ask that you leave your accommodation or areas you use within the campsite in a clean and tidy state upon your departure. We provide ample mixed waste bins and recycling bins on the campsite. DO NOT leave broken tents or associated camping equipment in or next to our bins; please take these items home with you or to a council recycling station.
Additional Day Visitors
Day visitors are only allowed subject to availability. You must book any visitors in advance and pay the appropriate fee. Visitors must follow our standard check-in procedure and register their vehicle. Visitor vehicles are not allowed onto the camping field. Visiting times and days are restricted and we reserve the right to charge you the full overnight rate if your visitors have not departed by 8pm. We reserve the right at all times to restrict or cancel any day visitors from your booking. Please refer to our prices page for day visitor charges and FAQ’s for further information.
The maximum number of people we have staying on the campsite at any one time may preclude day guests from visiting.
Smoking
No smoking is allowed inside the accommodations or within the campsite facilities.
Wardens
Wardens will be on duty at the campsite. The wardens will be charged specifically with:
ensuring no loud, disruptive music or noise on the campsite
noise is kept to a minimum during evening hours
vehicles are correctly and safely parked in the appropriate designated areas
campsite rules are adhered to
security of the campsite and surrounding areas
no electronic, amplified or percussion music is played between 10pm to 9am.
The warden will where necessary, enforce the low noise policy.
We ask for you and your guests to cooperate with our wardens. Please assist us by listening and adhering to the warden’s instructions, directions and requests. It is a condition of your booking that you agree to follow the directions of our wardens, staff and site rules.
General Agreements
You agree to look after the accommodation, camping pitches and campsite facilities. This means you must keep all furniture, fittings and effects, (inside or outside) in the same state of repair and condition as at the start of your booking, and you agree to leave it clean and tidy. If you break these conditions, we may make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused.
You are expected to show due consideration for other people, including other guests, local residents and our staff. If you abuse the property or display dangerous or offensive behaviour towards the staff, landowners or any third party, we may refuse to allow you access to the property or ask you to leave before the end of your stay. If this happens, we will treat your booking as having been cancelled by you and you will not be entitled to any refund.
You are in a natural environment and as such you agree to respect all local flora and fauna. Any damage, willful or negligent, will be taken seriously and may result in you and your party being requested to leave the campsite. In such cases we will treat your booking as having been cancelled by you and you will not be entitled to any refund.
You must allow us access to the accommodations at any reasonable time during your stay.
The number of people using the accommodation and camping pitches may not exceed the number agreed when booking.
Firewood
We do not guarantee the supply of free firewood. Occasionally we accept wood from local tree surgeons and builders that is made freely available to our guests in designated areas. This wood may require cutting and de-nailing before use, so you are advised to bring with you appropriate tools and safety ware as necessary as we do not provide these items. The collection and use of this wood is wholly undertaken at your own risk and we accept no responsibility or liability for any injury you or others may incur.
Bags of logs can be purchased from the site shop.
You must not cut wood from trees or otherwise on the campsite. Please use only firewood sold by Kingsdown Camping, brought by you onto the campsite or from the designated areas.
Special Requests
If you have special requests or needs, you are responsible for telling us at the time of booking. If you have a disability that may affect your stay at Kingsdown Camping please tell us before we confirm your booking. We will do our best to accommodate you but will let you know if we are not able to meet your needs.
Your Happiness and Satisfaction!
If you have any problems during your stay, please let us know immediately so we can try and sort them out while you are here. If the problem is outside our office hours you can contact the duty manager using the phone in the red emergency phone box on the wall to the left of the office entrance. We are under a legal duty to supply services that are in conformity with this contract and in accordance with the Consumer Rights Act 2015 (the Act).
Kingsdown Camping or their staff or business partners shall not be liable for any loss or damage to visitor’s property, however caused. We accept no liability for injury sustained to any party whilst on our campsite.
We are only responsible for losses that are a natural, foreseeable consequence of our breach of these terms and conditions. We do not accept liability if we are prevented or delayed from complying with our obligations set out in these terms and conditions by anything you (or anyone acting with your express or implied authority) does or fails to do, or is due to events which are beyond our reasonable control.
Furthermore, we do not accept liability for any losses related to any business of yours including but not limited to: lost data, lost profits, lost revenues or business interruption.
Notwithstanding the foregoing, nothing in these terms and conditions is intended to limit any rights you might have as a consumer under applicable local law or other statutory rights that may not be excluded nor in any way to exclude or limit our liability to you for any death or personal injury resulting from our negligence.
Notices
Unless otherwise expressly stated in these terms and conditions, all notices from you to us must be in writing and sent to our contact address at Kingsdown Camping, The Avenue, Kingsdown, Kent CT14 8DU and all notices from us to you will be displayed on our website from time to time or sent via email.
Changes to legal notices
We reserve the right to change these terms and conditions from time to time and you should look through them as often as possible.
Law, jurisdiction and language
This website, any content contained therein and any contract brought into being as a result of usage of this website are governed by and construed in accordance with English law. Parties to any such contract agree to submit to the exclusive jurisdiction of the courts of England and Wales. All contracts are concluded in English.
Invalidity
If any part of these terms and conditions is unenforceable (including any provision in which we exclude our liability to you) the enforceability of any other part of these conditions will not be affected.
Privacy
You acknowledge and agree to be bound by the terms of our privacy policy.
Third party rights
Nothing in this Agreement is intended to, nor shall it confer any rights on a third party.
Other important terms
Alternative dispute resolution is a process where an independent body considers the facts of a dispute and seeks to resolve it, without you having to go to court. If you are not happy with how we have handled any complaint, you may submit the dispute for online resolution to the European Commission Online Dispute Resolution platform.

Registered Office – Kingsdown Camping, The Avenue, Kingsdown, Kent CT14 8DU If you want to change your booking dates then an administration charge of £20 is payable. This charge will be added to your booking fees; you can only change the dates once and the number of nights must be the same as originally confirmed and be within the same calendar year. The number of nights and people originally confirmed cannot be reduced but you may add extra people to your booking; the total number of people per booking for camping and cabin rooms is 6, for the Crew Lodge it is 16. At anytime prior to your arrival date you may, subject to availability, add extra days, people, ancillary extras and vehicles, the relevant charges for any additions will be added to your booking.
Securing your Booking and Payments:

We ask that you please respect fellow campers and our local neighbours. There is a complete LOW NOISE POLICY from 10pm to 8am around the campsite.
We reserve the right to remove any campers who act inappropriately or do not follow our noise guidelines.
Your Safety
Children are free to explore the site, but they remain their parents’ or guardians’ responsibility at ALL times.
We will not be held responsible or liable for any accident, loss or damage whatsoever to persons, vehicles, tents, accessories or contents during your stay with us.
Our campsite and landscape include some steep slopes, rough terrain, trees, brambles and other natural hazards. Depending on the weather, conditions can be cold, wet, slippery or hot, dry and brittle.
We trust that you appreciate we take no responsibility for the weather conditions at the time of your stay. We recommend that you come prepared with suitable equipment, clothing and footwear. We do not offer weather related refunds in part or in full so come prepared.
We reserve the right to close the campsite in extreme or dangerous weather conditions. The decision to do this is entirely at our discretion.
The use of gas cookers, gas heaters or naked flames is not allowed at any time within your own tents. This is due to the risk of fire and carbon monoxide poisoning.
Drones, Fireworks, Chinese lanterns, weapons, and dangerous materials or substances are not permitted.
In making a booking at Kingsdown Camping you are acknowledging that you are aware of potential risks, hazards and dangers of entering and staying at this campsite.
Vehicle Access and Parking
You are allowed one (1) vehicle per booking. Extra vehicles are allowed subject to payment. We allow vehicles on to the camping field for a maximum of two (2) hours to unload. The principal vehicle listed on your booking is allowed to remain on the camping field, all other vehicles on your booking must return to the designated parking area. These vehicles will only be allowed access to the camping field again on the day of your departure.
We do not allow commercial or sign written vehicles access to the camping field unless by prior agreement.
Our parking area(s) are located away from the campsite pitches.
Day visitor vehicles are not allowed access onto the camping field and must park in the designated car park area.
All vehicles, motorbikes, bikes or caravans are parked at their owner’s risk. We accept no liability for loss or damage to vehicles, motorbikes, bikes or caravans.
Cleaning Policy
We ask that you leave your accommodation or areas you use within the campsite in a clean and tidy state upon your departure. We provide ample mixed waste bins and recycling bins on the campsite. DO NOT leave broken tents or associated camping equipment in or next to our bins; please take these items home with you or to a council recycling station.
Additional Day Visitors
Day visitors are only allowed subject to availability. You must book any visitors in advance and pay the appropriate fee. Visitors must follow our standard check-in procedure and register their vehicle. Visitor vehicles are not allowed onto the camping field. Visiting times and days are restricted and we reserve the right to charge you the full overnight rate if your visitors have not departed by 8pm. We reserve the right at all times to restrict or cancel any day visitors from your booking. Please refer to our prices page for day visitor charges and FAQ’s for further information.
The maximum number of people we have staying on the campsite at any one time may preclude day guests from visiting.
Smoking
No smoking is allowed inside the accommodations or within the campsite facilities.
The Wardens
There will be wardens at the campsite. The wardens will be charged specifically with:
ensuring no loud, disruptive music or noise on the campsite
noise is kept to a minimum during evening hours
vehicles are correctly and safely parked in the appropriate designated areas
campsite rules are adhered to
security of the campsite and surrounding areas
no electronic, amplified music or percussion is played between 10pm to 9am.
The warden will where necessary, enforce the low noise policy.
We ask for you and your guests to cooperate with our wardens. Please assist us by listening and adhering to the warden’s instructions, directions and requests. It is a condition of your booking that you agree to follow the directions of our wardens, staff and site rules.
General Agreements
You agree to look after the accommodation, camping pitches and campsite facilities. This means you must keep all furniture, fittings and effects, (inside or outside) in the same state of repair and condition as at the start of your booking, and you agree to leave it clean and tidy. If you break these conditions, we may make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused.
You are expected to show due consideration for other people, including other guests, local residents and our staff. If you abuse the property or display dangerous or offensive behaviour towards the staff, landowners or any third party, we may refuse to allow you access to the property or ask you to leave before the end of your stay. If this happens, we will treat your booking as having been cancelled by you and you will not be entitled to any refund.
You are in a natural environment and as such you agree to respect all local flora and fauna. Any damage, wilful or negligent, will be taken seriously and may result in you and your party being requested to leave the campsite. In such cases we will treat your booking as having been cancelled by you and you will not be entitled to any refund.
You must allow us access to the accommodations at any reasonable time during your stay.
The number of people using the accommodation and camping pitches may not exceed the number agreed when booking.
Firewood
We do not guarantee the supply of free firewood. Occasionally we accept wood from local tree surgeons and builders that is made freely available to our guests in designated areas. This wood may require cutting and de-nailing before use, so you are advised to bring with you appropriate tools and safety ware as necessary as we do not provide these items. The collection and use of this wood is wholly undertaken at your own risk and we accept no responsibility or liability for any injury you or others may incur.
Bags of logs can be purchased from the site shop.
You must not cut wood from trees or otherwise on the campsite. Please use only firewood sold by Kingsdown Camping, brought by you onto the campsite or from the designated areas.
Special Requests
If you have special requests or needs, you are responsible for telling us at the time of booking. If you have a disability that may affect your stay at Kingsdown Camping please tell us before we confirm your booking. We will do our best to accommodate you but will let you know if we are not able to meet your needs.

If you have any problems during your stay, please let us know immediately so we can try and sort them out while you are here. We are under a legal duty to supply services that are in conformity with this contract and in accordance with the Consumer Rights Act 2015 (the Act).
Kingsdown Camping or their staff or business partners shall not be liable for any loss or damage to visitor’s property, however caused. We accept no liability for injury sustained to any party whilst on our campsite.
We are only responsible for losses that are a natural, foreseeable consequence of our breach of these terms and conditions. We do not accept liability if we are prevented or delayed from complying with our obligations set out in these terms and conditions by anything you (or anyone acting with your express or implied authority) does or fails to do, or is due to events which are beyond our reasonable control.
Furthermore, we do not accept liability for any losses related to any business of yours including but not limited to: lost data, lost profits, lost revenues or business interruption.
Notwithstanding the foregoing, nothing in these terms and conditions is intended to limit any rights you might have as a consumer under applicable local law or other statutory rights that may not be excluded nor in any way to exclude or limit our liability to you for any death or personal injury resulting from our negligence.
Notices
Unless otherwise expressly stated in these terms and conditions, all notices from you to us must be in writing and sent to our contact address at Kingsdown Camping, The Avenue, Kingsdown, Kent CT14 8DU and all notices from us to you will be displayed on our website from time to time or sent via email.
Changes to legal notices
We reserve the right to change these terms and conditions from time to time and you should look through them as often as possible.
Law, jurisdiction and language
This website, any content contained therein and any contract brought into being as a result of usage of this website are governed by and construed in accordance with English law. Parties to any such contract agree to submit to the exclusive jurisdiction of the courts of England and Wales. All contracts are concluded in English.
Invalidity
If any part of these terms and conditions is unenforceable (including any provision in which we exclude our liability to you) the enforceability of any other part of these conditions will not be affected.
Privacy
You acknowledge and agree to be bound by the terms of our privacy policy.
Third party rights
Nothing in this Agreement is intended to, nor shall it confer any rights on a third party.
Other important terms
Alternative dispute resolution is a process where an independent body considers the facts of a dispute and seeks to resolve it, without you having to go to court. If you are not happy with how we have handled any complaint, you may submit the dispute for online resolution to the European Commission Online Dispute Resolution platform.
